The Historic Gage Building Facts and Information

Descriptions: The 12-story historic Gage Building features approximately 160,000 rentable square feet (RSF) of office space. The building, built in 1899 as a millinery factory for the Gage Brothers, features a recently-restored terra cotta façade designed by Louis Sullivan. Holabird and Roche, a leader in Chicago architecture, designed the remainder of the building.

 

Location: The building is located at 18-28 South Michigan Avenue, directly across the street from Chicago's Millennium Park. The building offers unobstructed and protected views of Millennium Park and Lake Michigan, and is within easy walking distance of Chicago's many cultural attractions, shopping, restaurants and entertainment venues.

 

Exterior: The building features a hand-cast terra cotta façade, and the original storefronts can be found in museums and private collections worldwide.

 

Lobby: The intimate lobby features marble walls, terrazzo floors and turn-of-the-century wall murals depicting scenes from Chicago's past.

 

Floor Sizes: The Gage Building offers two floor sizes: Floors 1 through 7 are approximately 19,00 RSF and floors 8 through 12 are approximately 8,899 RSF. Perfect for office condos.

 

Management & Security: M&J Wilkow, a leading professional property management firm, manages The Gage Building, and has 24-hour, manned security.

 

Parking: The building does not have parking on the premises. However, the Grant Park underground parking facility, with over 2,000-car capacity, is located just 30 yards south of the building's entrance.

 

Elevators: The building features four fully-modernized passenger elevators and one freight elevator servicing all floors.

 

HVAC: There is a base building modular variable air volume unit on each floor designed to handle 20 CFM of outside air per person per 150 s.f.; 1.3 CFM/s.f of conditioned air at 55 degrees Fahrenheit. The heating system includes vertical hot water risers with finned tubed radiation perimeter heating.

 

Supplemental Cooling and Electrical: The building benefits from two ComEd feeds:

  • 3000 AMP 120/208 AMP panel boards supplying 6 VA per s.f. capacity for power and task lighting
  • 3000 AMP 277/480 volt service providers 10.3 VA per s.f. for HVAC

 

Additionally, floors 8 through 12 have a 200 AMP panel per floor, providing 14 VA/s.f. capacity per floor.

 

Plumbing: Each floor has new men's and women's bathrooms with stainless steel fixtures, ceramic tiles and Corian® counter tops.

 

Fire Protection: The entire building has been updated to offer fire protection compliant with Chicago's new codes. Floors 7 through 12 have new fire detection and alarm devices wired to an existing fire alarm panel, and each floor will have a standpipe and hose connection with a cabinet, an "area of rescue" in the east stairwell and a two-way communication system with the City of Chicago Fire Department. Additionally, the existing sprinkler system has been extended to service floors 7 through 12.
